how does stress test work when you're getting a place with mtg helpers? do they add rental income on or off-site as the income to be tested?

It's rare, but you can find places with a house (handfull of my friends are doing this) with separate entrances + 2 kitchens + difference bathrooms. It allows 2 different families to cohabit together WHILE taking care of family and affording a house in this market.
Now, there's a lot of "I don't want to live with your family" or "OH, this is MY house too, I help pay for my son's house" or "Who lives in the 'smaller' side of the house".
It helped 3 of my friend buy a place in Richmond (most of them were upper and lower levels), and of course 3 of them are in Surrey, and one had to custom build their home in Vancouver to do so.
*caution, there will be a bit of conflict when people all come together under the same roof but you get the jist. It's the "cost of doing business"

^^ that’s what we are looking at. My wife and I move in with my mom and dad (only way to afford anything) but also for that free childcare. Actively trying to start a family.
What we would want is to use their DP but not charge them rent and have the cost of living just come out of my wife and I. My mom doesn’t work due to health and my dad is 57, so will be working for at most 10 more years. Guess what our mortgage will be 25-30 years so we would much rather NOT consider any income he brings in towards the mortgage. That way once he retires we don’t end up being screwed. Hope that makes sense
Edit: and yes the wife is in full support. My family is weirdly drama free to the point where it’s odd...

good to see people actually take other options and considerations to afford a home rather than complain that the city is too expensive. sharing with family isnt always ideal but heck it beats living in a 600 sq ft 2 bedroom newly built cage suite.

You could get a brand new 2019 home in tswassen for that price (albeit 99y leasehold)
Edit: LLOOOLLL what a joke. That kind of home is maybe worth 400k. It’s exsctly what I thought though. Sold in 2017 or wtv for 980k, owners don’t want to lose money so they’re trying to sell.
Problem is so many people bought homes hoping to make money, now they all want to bail but no one is willing to take a profit hit. Talking with their realtor and mine, no offers, almost no interest

they asked for 2.5 before. i gave them a full offer and they didnt take it. ours was a cash offer too. They wanted a bidding war and i dont think anything came out of it.
