Renfrew 1st quality is terrible BUT... keep in mind for those clients that picked up the units at $600/ft in Vancouver it's an absolute steal and still very profitable.

You are certainly right though, Thind has failed to impress in terms of quality but keep in mind there's always a market for midend/affordable housing.

Considering what I've heard about Thind, it might be in their best interest to create an app that showcases their developments, which people can quickly peruse and see if they like or dislike them by swiping left or right.

They can call it 'Thinder"

We bought our house for $1,225,000 in Sep 2018. Assessed at $1,176,000 last year and $1,012,000 this year.

The house across the street from ours just sold at $1,198,00 last week for a much smaller house and inferior lot so it seems somewhat hard to believe that $1,012,000 is a fair number for ours, but it's not for sale, so who cares haha.

Dropped 10% on my 2 bed DT condo. Not too concerned since the assessment doesnt factor in my waterfront view.

It was such a crazy run up the gravy train was bound to end. I think were staying flat for awhile to see which side budges. Grown up kids cant live in their parents basements forever.

Assessment value is never a true indication of your market value..its assessed as of "July 1st" but same as your situation we have a very similar house down the block sell for almost 20% on top of my current assessed value..same house same lot..same age..same size and it was only sold 3 months ago.......at this point we dont even care...but it can keep dropping as (hopefully) it means lower property taxes!

Surprisingly the assessed value on my current home I sold and the home I bought are both very close to what I sold for and what I bought for, they've also both dropped about 6% since last year.

The lower assessment means lower property taxes. Which won't even affect you since you're likely not selling haha

Isnt Vancouver raising taxes by 8% which will negate any savings from lower assessment values.

If the assessed value was the same as last year + taxes increasing 8%. Then you'd be paying more compared to lower assessed value and taxes increasing 8%

Any realtors have a comment re. assessed value and market value?
There's a reason assessed values dropped, and that's not because people are paying "market value" for homes.

On one hand you have people calling our market overheated, overpriced and bound for a correction, and on the same hand you have the same people calling their 7 digit homes undervalued when the assessments are released..

I hate to speculate but it is suspect that Vancouver and Victoria saw around 10% drops. My building value in Saanich went down about $40k which was unexpected considering the rising cost of labour and materials to build.

Langford and Sooke did not see this type of drop and it just so happens they are the more affordable areas on the south island

It certainly feels like a politically motivated move to further cool the market and help affordability in the most unaffordable cities in BC.
