Jesus that's pretty bad.

About 12 years ago my dad's company did a bunch of work on the home of one of the contractors we used to do a lot of work for.

It was a 1 bedroom home with a 6 car garage on an acreage in Aldergrove and the garage had close to warehouse height ceilings. Resale value of this house was pretty bad as it was not functional for like 95% of people out there but he was a divorced Corvette collector in his 60's and I don't think he cared.

Like I said, I would ultimately build a new house, so I'd only improve it enough to be good enough for the duration of the build. Flooring, paint and basic appliances. Hell, if it was an empty lot, we'd make it, just fine, in a camper for a year.

Anyone familiar with buying a property that already have tenants?
Are we allowed to screen them prior to putting in an offer?
or perhaps inserting screening tenants as a subject?

East Van detached ~1.5M is still on fire. A couple of sales from today:

1153 E11th
1.6M

6350 Chester
1.33M

2090 E5th
1.632M

Even this one, sitting on the Burnaby side of Boundary and facing the divider on Boundary sold for a crazy amount:
7310 Boundary Rd
1.08M

All sold within 5 days of list. We're supposed to be in a pandemic. Unemployment #'s are high, but yet detached homes are being gobbled up fast.

Could never bring myself to buy a Van special lol.. the interior layout is virtually unusable, would take EXTENSIVE reno's in almost any one to make it feel reasonably modern lol

We have friends who are now in the market for a detached, most likely in east van, and yea, almost every for sale sign has a sold sticker on it.

Costs aside, I really like some of the renovated modern Vancouver Specials. I have a soft spot for them as I grew up in one.

Nothing wrong with Vancouver specials if you can get past their looks. They're the OG medium density housing with simple interior design and basement suites.

When the city passed amendments to the building code to discourage the Vancouver special design, I would argue that the pastel stucco double pitched roof designs of the 1990s have aged far worse over the years.

I miss my old 1989 Vancouver Special house. Perfect ideal layout for me; double garage, can fit additional 4 more cars in the driveway in the back, along with a rental suite in the basement. Still to this day choked my parents decided to sell it 12 years ago to upgrade for something "newer". For that money sold, can only buy a one-bedroom in Vancouver these days lol.

Well yea the 90’s stucco design were even worse but that isn’t saying much lol

I’ve just never cared for designs where you’re affronted with stairs right off the bat ie. split level homes, Vancouver specials, etc.

In my experience the people who have the 1 or two rooms on the ground floor of their van special just fill them with garbage anyways and it essentially eliminates all “living space” on the ground floor which is why I don’t really care for the lay out. Your effectively designing space you’ll never use

problem is, at least when i was shopping for a bigger home, most of the reno'd van specials were all lip stick. same old 30-50 year old plumbing & electrical. Pisses me off you knock down walls etc but just put new pain & finishes in. i get it, easy flip, and someone will buy it...

i'd rather have it unmolested and let me do my own renos...unfortunately i didn't make a play on one down the street from my old home with an unfinished downstairs. looking back it would have been the best option. woulda saved a ton of money vs buying the home i'm in now.

unfortunately i didn't think it would work out well for me turning the home i'm living in into a construction site with 2 little ones with us and my work day was nuts

i just realized this house analogy is similar to garage modded ricer cars

damn you guys talk as if millions of $$$ is at your disposal

a $1.5M+ van special home (in a decent area/location/street) isn't great cuz of the floorplan...let's throw $100k in to reno's...and then forget about the lipstick reno's as that's not enough...let's throw in another $50k or so to knock down some walls and replace all the plumbing/electrical while im at it...who cares for saving for retirement/children/cars/vacation/fancy toys that everyone wants too...

so much for saying prices will drop cuz there is no way ppl can afford to live here

Ehh it’s a lot but if you can Reno a suite well enough to get $2000 a month that’s a nice income stream.

100k is a starting point though If you have to pay Somone to do the work

Pandemic and unemployment really means nothing for people actively looking to purchase a home. They likely have the financing already in place, so it's just a matter of seeing something they love enough to go through with it.

I would assume GLOW's point was mainly to address known problems. The houses on my parents' block all had their plumbing systems fail in, or around the same time. While the electrical work was not terrible, it certainly could have been better.

Also, there has been an uptick (dare I say popular trend) where people renovating or selling homes are leveraging the fact that their homes have upgraded electrical systems and whatever gauge wire for the purpose of electrical efficiencies and all that. I'm not an electrician, but it also serves as a marketing tool to reassure the buyer the home is good. Good and bad, depending on whether you want to buy into it, or making an informed decision.
