I'm not sure where you guys are getting the numbers for strata fees, condos are easily $400+ a month for anything bigger than 600sq, all the town houses I've looked at under the $700k price range has strata fees between $200 to $300. And I'm getting something twice the size, more bed rooms, private garage plus lower insurance costs.
Once you get into 2+ bedroom apartments town houses are the way to go.
I'm in a 700sq ft condo in Richmond near Canada Line and I'm paying $260 a month... it was $220 10 years ago... not bad... and we have a full gym/pool/hot tub.
Newer buildings are often going under the Ontario style scheme where they build a massive contingency to pay for repairs rather than trying to do special assessments. Most newer buildings are starting around $300+ now.

This reminds me of a building in North York where a 900 - 1100 sqft condo goes for $299,000 or so. But monthly fees are $1500/month, and that's on the low end.
I don’t know if Vancouver strata fees are underpriced or Toronto is overpriced but yeah it’s easily double the cost in Toronto. A 550 sq ft 1BR condo typically has about $400-450 in fees. A condo townhouse (probably the worst purchase) is something like $800-900k for a 1000 sq ft 2+1 and the fees will be like $650-700.
We looked at a lot of town homes (albeit ones costing more than $600k).
The main downsides for me was the main living area of a TH is often no bigger than a condo, and that's where you spend most of your time. Only difference is TH bedrooms are upstairs, as opposed to a condo.
In a building where strata fees are charged per sf, you're looking at $600 - $800 per month or more, on average, just for strata fees.
So we stuck with a decent sized condo. Less square footage than a TH, but similar size main living area, and much lower strata fees.
Also depends on how much value you put on garage, storage and outdoor space.
My TH has a 2 car garage and room for 1 car on the driveway, a deck shared by 2 of the bedrooms and a patio off the livingroom, that also connects to the kitchen. There's also 750sqft of crawlspace under the main floor.
I hate the thought of a shared parkade and storage. Bringing groceries from the garage to the kitchen is 20 steps away. Also, no need to worry about noise, since we're setup as a duplex and there's double drywall and an insulated gap, between units.

unlike here where the strata can blow your contingencies on stupid shit

Most TH’s in townhouse complexes have significantly lower strata costs per SQ/F then condos.
1350sq/f for me. Double garage, nice patio space. $260ish strata... and since we were talking about home insurance previously, $700 a year, that includes a very substantial coverage for some excessive items. (I couldn’t believe the cost of detached insurance you guys were paying!!)

kinda wish i went this route too.. bought a presale in burquitlam, already having remorse cause although i'd rather live in burquitlam than whalley, i work in whalley and would have really valued the extra space.

They just talk about making a lot of money out of thin air haha. Kinda sad but you feel bad for them.

We really wanted to stay in Guildford or move 5 mins away to Fleetwood because the developer had pre sales over there but it was a 50k difference vs the same unit in Whalley. We decided to save the 50k and move an extra 10 mins away.
The bus Surrey bus depot is a 5 minute drive away so I'm gonna transfer there in the near future. It'll be nice not to have to cross multiple bridges to get to work everyday
That’s who I just switched to, through “family” as the policy holder. We haven’t switched over to them yet as our BCAA policy is still active but I posted on reddit and a few other places regarding economical and people seem to respect them as a good underwriter

Does anyone have Economical Mutual Insurance as an underwriter? Experiences?
Not sure if this is the same place you are referring to, but my parents' house uses "Economical Insurance" as the underwriter. They are a bit more expensive compared to other underwriters, but when my parents' place unfortunately got hit by a clogged / backed up sump pit, Economical Insurance took good care of us. The entire process, from assessment, to getting help, to approving our claim, to following up and following through, we really couldn't fault them for anything. They have been fair and reasonable. Our adjuster, Dennis, had been fantastic and extremely professional in every regard whenever we were in contact.
Our entire basement suffered from flood damage. A lot of our belongings were damaged and unrepairable, but a good bunch could be saved. The restoration required the gutting of nearly all the walls. It was distarous. From start to finish, I think the entire process took almost 5 months.
Economical brought on Belfor Property Restoration as their recommended restoration partner, and we accepted the recommendation as others have told us that it is almost always more troublesome to hire an external contractor on our own. Belfor had been very good even though they were not perfect. But really, I can't complain about that. I am happy they were the one that did the restoration work.
Compared to Canadian North Shield, Economical was ~15% more expensive. But because they took good care of us, it was only right that we support them in return.
Of course, YMMV. But according to my insurance agent, Economical is one of the better underwriters to deal with, although they are a bit more pricey as well.
