I'd steer away from Queensborough. There's way too many development happening but nothing is being done to expand transit, roadways or local shops.

Basically you have two access and egress points which get clogged up during peak hours. Any accidents on the QB bridge or Hwy 91 = 30-1 hour delay in your commute.

City of Richmond needs to pay better attention to the (lack of) infrastructure, and needs to keep up with the pace of development in the area. If at all possible, try to avoid looking at properties in the area, or at least move them to a lower priority on your list.

We had a few friends who lived there, and we mutually stopped meeting up because it was a nightmare getting in and out of the area

I think the issue lies from the fact that Queensborough is in between multiple jurisdiction (City of Richmond to the West, New Westminster to the East, Highway via MoTI, and CP rail with their tracks near Ewen). Nothing gets done because everything requires "coordination".

Yea back when there were presale for peninsula we were considering it as we had VIP access. After working in that building and around in the area I’m very glad we didn’t

No but you’re forced to use that big interchange at the outlet mall to get anywhere. Whether you’re going to Nw or Richmond. The building itself is nice, it’s fine. And the area and the oark across from Peninsula is actually really nice. However it’s kind of an amplified reflection of queensborough as a whole. It’s fine if you don’t need to leave, but the second you do it could be a total nightmare any time of day.

What do you mean refinance for 20k? As this is the fee he has to pay to break his current mortgage?

Yup and it reflects in how difficult it has been for Aragon (developer) in trying to sell remaining units there at close to $900-1000/ft given the remoteness.

Also not a fan of how they "marketed" (scam) the buyers into thinking they're building a marina at Port Royal or there was going to be one...and that small ferry or other access could be coming.

current mortgage was for $340K had to take another $20K when he renewed, so he'll just take the $20K and put it right back on the mortage but now has a 1.7% rate instead of the over 3% he had before

also had to get the legal paper work done but that's like $300

That’s pretty amazing. I recently tried to refinance my place, any extra money taken out would have been at today’s rate, blended into my old rate. Big bank fees suck. Lol. Was going to be 12k to get out of my current rate completely (32 months remaining).

From walking the waterfront there recently I’d say it’s pretty safe to say that marina will never be built.
