To echo what everyone else has said about staging, get rid of ANYTHING personal. You should even get rid of anything that speaks about your hobbies. Put all of that into storage. Even remove some of your items in your storage room/pantry/closets as there should be zero clutter (even if it's neatly organized). There should nothing on your counters/surfaces except for items that are being used for staging purposes (artwork, misc decor, plants, etc). Everything should be clean and spotless - including all nooks and crevices. Don't forget about the windows.

A good realtor will provide you with a list of requirements that you need to complete before they even bring the photographer. They should also be able to guide you through the staging process. Ask them how they will prepare your unit/house for an open house or viewing. If the answer doesn't include playing some anonymous jazz music and setting out a spread of cheese/cookies/biscuits/wine, find another realtor.

Just saying! If you're paying your selling agent over 10k (and shelling out 20k to both agents combined) to sell a 600sqft condo i would hope they are pulling out all the stops.

I guess for the homes I lost out in bidding wars I would have offered more had there been some appetizers cuz really I’m not interested in upping my bid by 50-100k since I wasn’t served some fine wine and/or hors d’oeuvre

I am surprised something like this actually got passed at the AGM. If I were a resident at that building, I know damn well that I'm going to move dafuq out and sell as soon as it becomes feasible because a clause like that effectively defeats the purpose of purchasing insurance in the first place.

I heard a rumour that due to high radon levels in some areas having a test done may become a condition of sale. Has anyone else heard this or know if it would apply to all buildings or just those with basements?

I got a little notice in the mail from the gov't about radon testing a couple days ago so I'm guessing that's connected.

Somone asked me about radon when renting out my suite, although my suite is pretty much at grade so not a concern

I thought Radon was almost strictly a Midwest thing with virtually no concern here

We don't know the full story behind it but as per Traum's response, my best guess is they had a number of flood issues and now their deductible is at $1M.
Something as simple as people hanging clothing on the fire sprinklers. Someone frying chicken and caused a fire.
It's not something that was passed at the AGM for the fun of it.

Normal ppl generally don’t flood their unit to the point of causing damage to multiple units, it’s almost always complete utter negligence.

If I was anyone in that building I’d pay a plumber an hour to come in and check every connection, change all the feed lines, maybe even install water alarms in high risk areas

$200 could potentially prevent any issue

This is great advice. Happened to us twice in 2 different condos.

First ime, we were home when the water intake pipe broke on the washing machine.
We were able to turn the water off and only had localized pooling of water which was quickly taken care of by a shop vac.

Second time, the people that installed out new washer didn't properly tighten the connection and the pipe popped off. again, local pooling which was taken care of by a shop vac.

Had that happen when we were not home, it could have been a lot worse.
