Vancouver's Real Estate Market

The White Spot restaurant and the company’s head office on SE Marine Drive are being redeveloped into industrial buildings.

The application to the municipal government calls for a pair of wholesale industrial buildings up to three storeys, containing 134,421 sq. ft. of total floor area.

Vehicle parking and loading will be located within an underground level, on the ground level, and on a second level. A vehicle bridge connects the second levels of both buildings.

Two years ago, White Spot moved its headquarters to a new building located just to the west at 8223 Sherbrooke Street.

Yup but they are only allocating those units to VIP. Looking at a jr 2bd 600sqft for 700k.

What do you guys think of the design of Concord Metrotown with the gigantic balconies that can be enclosed with sliding glass walls? With built in natural gas heaters.

On one hand, the concept seems nice... on the other hand, if the units are set that deep in, won't they be quite dark? Also, I wonder what the building maintenance is going to be like on those sliding glass walls?

that layout is horrible. I think 700sq for 2 bed is pretty cramped.

I'm curious about the sliding balcony too, hope it doesn't end up like shangri la and windows fall off

before covid, i am not sold on the sliding balcony/extra large balcony idea.

but now with covid, i see the importance of people having bigger balcony to exercise or do anything outdoor for their mental well-being, instead of confined inside their apartment.

i see nothing wrong with 2 bed 600sf, i mean its not ideal by any means but it's basically just a 1 bed 500sf, which is small but not unusual, and an extra room. you can also think of it as 1 bed and a big den?

I don't see how that is an attractive feature for Asian buyers.

We live in a climate where it rains 3/4 of the year.

It's gonna be noisy AF in the summer time when the majority of the owners open up their sliding windows.

It's $1400/ft factoring just interior foot or closer to $1200/ft with the exterior footage included. As most know, no one pays or prices in balcony (unfinished) footage, but here we have Concord being the pioneer.

it's an evolution of the outdoor living from Concord Brentwood - which had the edgeless (sunken track) into the floor design there, allowing for full open living. How realistic is that in the Pacific Northwest...remains to be seen.

The Lumor mechanic is similar most restaurants on patios and downtown - there is no seal. Meaning the balcony may actually be quite cold with tons of air leaking in. Glass to glass panel there is easily a 2cm gap from looks of it.


being its Concord - we all know it'll sell out. There's a big influx of Hk buyers and immigration population coming to Canada and this is still quite "reasonably" priced.

I have a friend looking at a 2BR unit there. Think there's any concerns with the 2CM gap? Even if it's cold these guys can just ramp up the heat. If they're paying $800k to $1Mil+ for a 2BR, I think a heating bill is the least of their concerns. However, I wonder if the gap will cause any issues with molding or humidity in case someone decides to turn the outside into a living room year round.

I always feel Concord does some amazing work in their marketing that attracts buyers to buy into their product. Being born here, I don't find any of this stuff attractive maybe mainly due to growing up in an actual house and don't feel the appeal of condo living.

You would think that is common sense, but remember this is targeting a group that has stories of using their gas oven and opening the door as a heat source because natural gas is included with their strata.

Not sure why it's not more popular but quite a few buildings in Langley have this enclosed patio design. I actually like it cuz it's like getting an extra room

Yea Willoughby has a tonne of those types of patios

It definitely makes it much more useable regardless of heat. It also probably provides a pretty good sound barrier having that air space in between your unit and the road.
