Question - how much on average is a full bathroom reno? I'm looking at a place that has a bidet, old shower, freestanding sink and wondering how much it would cost to redo it. Might be some tilework on the walls as well as it's tiled up to roughly 6 ft high and I would want to refinish the whole thing.
Would love to turn the bidet/sink (they're on the same wall) into a double vanity...

Everything else in the house looks really nice and it seems like a great layout as well.

I love some of the older houses over on wall. My favourite area in Vancouver and some gorgeous older architecture and character.

I have no guesses on where the selling price will go. That's got to be one of the top percentiles of pricing in that neighbourhood and competes with e.g. homes in Marpole (obviously older, but not teardowns either). You have to be a specific kind of buyer to be willing to pay the price premium for that home in that neighbourhood. That said, I've been repeatedly surprised over the past year.

Sell high, buy high is the worst thing you can do.
Inventory is definitely increasing and there's rumours the Feds might introduce some cooling measures in the budget. If you sold your property recently it's best to rent or move back with parents and wait for the market to cool.

But the lot looks wider than 33 (just look at an aerial view via Google maps), and pictures show the extra side yard with the hockey net.
I agree it's a beautiful house, but is there a market for a $3M+ designer home in that neighbourhood?
This leads me to my next point - recently there have been a few posts about custom builds. It's important to build a house that shares characteristics with the other houses in your neighbourhood, or else you may have trouble selling it in the future. For example, most new houses in Vancouver West have 10' ceilings (which obviously increases your $/sq ft costs). If you're building there, you better have 10' ceilings too! You can't cheap out and build a crappy house in an expensive neighbourhood, nor do you build a palace in a crappy neighbourhood.

the house is okay...layout's a bit weird as it's not totally open and the 3rd floor staircase wastes a lot of room...definitely not a cookie cutter house so probably built with higher standards of materials/finishings
the hockey net is on the city side of the property which is why its not part of the square footage but fenced in with bushes to make it seem so...though i wonder if u can complain to the city to have that removed

On a related note, there was another property I almost put in an offer on last year until my realtor and I looked closely at the survey. It was advertised as 33'x110' but there was 8' noted on the survey that was reclaimed by the City for future lot widening.

^ so I’m in the same boat as that house where a substantial portion of what appears to be my lot is part of the boulevard. They did it really nice though with the hedges almost to the sidewalk which gives the illusion that you have more space than the lot size
Always the risk the city will come back and take that but it’s kinda doubtful given some of the sidewalks on this street are stamped with the dates pre-WW2

What caught my eye was the "loft". With the amount of skylight windows, it doesn't seem like there's enough HVAC to manage the humidity/temperature and doesn't seem like there's a door to close that staircase leading up to it.
Other than temperature differences in that space vs rest of the house throughout the year and eat up heating costs, humidity will build up around those windows and those windows WILL fail in the future. At least these are not the older wood framed ones that will get moldy.

It's a up to 33 x 110 lot but in reality we only ever owned 33 x 103 of it. Realtor noted on the listing that you can purchase the 7 feet back. I looked into the history and process to buy it back. Basically, it was held years and years ago with the potential to be used by translink for a bus line, it never happened. Buying it back however wasn't simply a hey here's a check for the 7 feet. You had to get them to review if they would even sell it back to you and that process in itself costs $10K and if they decide yes then it's at market value of course.

Then you have to pay to have the survey done, followed by all the paperwork and notary involved to have the land released back to your name at the LTO.
All in all, you're looking at 25k + in cost and a ton of waiting.
