You should try a monoline (private lender) which will give you much better rates. I went with a monoline lender and got 1.34% 5 years fixed and with the option of going 1.20% variable. This was with 25% down on my place. The going rate with 25% down that I see on red flag deals right now is 1.79% fixed/1.10 variable. Put at least 20% down so you can avoid the CMHC mortgage loan insurance

drama aside, I DO wish listing prices meant something... like if a list price was offered the seller has to sell or pay a penalty

this game of list/de-list is a huge waste of time and just promotes blind bidding (which should also be outlawed) contributing to a ratcheting up of average home prices over time

I think being forced to sell or pay a penalty is a bit too draconian... Something like an open-bid process would be equitable to both sellers and buyers.

How long was left on your mortgage before you broke it?

I am with BMO, and they want like $18K penalty last time I checked. Never BMO again, first and last time.

It's not BMO. It's that you got a fixed rate.

Every bank does this.

If you have a variable, it would 3 months interest.

I have 4.5 years on it - I'm on a variable so the penalty is peanuts. I've always gone on variables but I also knew I was likely to buy a new house during this new term so it make extra sense to get a variable.

Interesting thing - the new stress test that rolled out on June 1 definitely had a big hit with my borrowing power, knocked a good 70-80k off what I could borrow. With the rates as they are I was looking to max out and then take any capital leftover to invest but looks like I'll only just about break even with the proceeds form the sale of my old house (all of it will go into the downpayment for the new house).

No big deal but my monthlies are relatively small now - I could easily handle a lot more, even if rates tripled I'd be fine. Seems almost excessive to have the stress test be that tough but I guess they needed to find any way they could to slow the market down.

Anyone section off their garage in a townhome before? We have a tandem garage and want to use the back as my office/gaming area. Originally was ok with just putting storage shelves between the car and space but everyone I’ve mentioned it to says I can die of co2 poisoning if I’m not careful.

There’s nothing in the strata about it and only mentions the exterior and structure so was wondering if I could just put up a wall and floor nothing else really
