Any recommendations for custom made screen doors and windows that service the Burnaby area?

We've tried to reach out to a few in Richmond, but they either are all too busy or too expensive.

Google wizard screens and phantom screens.
Everything's custom made, retractable screen for my 8ft opening was $1300, and $1000 for a 36" opening.

I typically have a go to shop for it, but almost all places are at least a month out to coming out to measure nevermind actually making it. Be prepared to pay a premium if you need it now.

I recently used this guy. https://rollscreensvancouver.com/ Phantom screen dealer for lower mainland. Long story short, I had an appointment with Phantom Screens themselves, the installer calls me to say he's sick from 2nd Covid shot and reschedules and ended up no show. I call and they tell me he quit on the spot and refers me to their Vancouver dealer. This local dealer squeezed me in last minute and got my screen installed within 3 weeks. That's with having to order parts. Retractable screen for my overheight patio sliding door (Height measurement escaped my mind) $625.
He even installed a couple standard flat screens for my casement windows which he doesn't usually do for $200.

Don't bother with those Richmond ones, they literally told me they're too busy and call back another time. These Phantom Screens are somewhat custom made as the parts come in and they measure and cut to size accordingly to fit as it uses it's own tracks to slide on.

I remember when I had screens similar to the Phantom screens installed at my last house. I had them for a total of 60 minutes before my old dog ran straight through the one at my front door (had a gated patio behind it). You would think it would have retracted before he was able to go through it but not the case, all I could do was laugh and said to my wife hope you enjoy your screens.

Funny, same thing happened to me. My dog ran through the Phantom Screen a couple hours after it got installed. Still works like a charm. There was even a wrinkle on the mesh but it ironed itself out after a few days of retracting

That's gonna sell for just around $2m. The separate garage is nice, the next owner can fill in the driveway or the patio area with grass to have a real yard.

The van special looks cheap for the work done.

The garage house thing looks interesting, it doesn't look as small as the 9xx sq implies. Maybe because it has lots of windows? But not sure how many people that can afford $1.35 will want to live in a garage in a back alley. :pokerface::lawl: #Vancouver lifestyle

The pricing is insane for what is a <1000sqft townhouse, there is a listed $103 strata fee. I rather find a proper townhouse with more space at that price. We sold our Burnaby townhouse in April, 1290sqft, 2 parking spots, for $787k. You have another 500k leftover for a GT3 after.

The spacious thing, wide angle lens can do a lot for you, basically the modern myspace angle.

$787K for a 1290 sq ft TH seems really cheap.

The floor plan doesn't match with the photos? How come they are not showing the 2nd garage in the floor plan? (the one that is covered up with plywood in the photos)

The second garage could "belong" to a different unit.

Yeah, I don't see easy lock-off suite potential on this one. Lock off 2 BD/1 BA and no kitchen downstairs? I guess you could turn the 1 BD that has exterior access into a "kitchen/living/dining" space but it's only 7'x7'. That's a small bedroom to begin with.

Lol so I have a colleague who’s parents are building a laneway and they are going to try and squeeze TWO units in it after inspection, I would assume something along the lines of what that one is thinking

The main floor will have a large open living room and galley kitchen to start, then upon inspection they are going to frame a wall down the Center of the living room, turn a closet into a bathroom, and then have a common causeway in the middle of the main living space they are framing out for shared laundry.. lol..

The one side is just going to be a bachelor suite like 400sq ft and the main side is going to be a 2BR upstairs but almost zero living room space downstairs lol…

When he showed me the plans and what they were expecting to do i was like damn..you guys are bold lol

Wow, THs in the complex near me are selling for around $850-900k that are about 6 years old. This is in the Edmonds area.
