It's common for the other garage to be for the main house.

I could see lock off potential for the two bedroom. I would probably take down that wall and make it a studio, put in a small kitchenette and I would airbnb it.

I'll keep in mind that you are taking delivery of your GT3 in 2 years. I assume Guards Red with gold wheels.

$787K for a 1290 sq ft TH seems really cheap.

7170 Antrim Ave, older and no rentals hence the lower transaction price.
It's a great place to live but not a good investment since again, no rentals.

This is around Royal Oak, and older (25yrs). Yes it's not a brand spanking new unit, but it's got a well run strata and no new home tax and >500k cheaper.

Right, that makes sense. Older building and I assume shared underground garage?
Interesting to see there is nothing for sale in the complex.

Wait -- you can just get onto the GT3 buyer list like that? I thought all the local Porsche dealerships make you jump through hoops by buying and trading back lesser Porsches with them first, before they allow you into the GT cars purchase list.

There was a flurry of activity earlier this year, but other than that typically there are very few transactions.

Yeah underground garage, some units have 3 spots because they bought the 3rd spot when new. I think one of the neighbours mentioned the spots were something stupid like $2000.

There was a healthy amount of sarcasm :lol

Most of the stuff that flippers do aren't that bad, even if their work is bad.

The only issue would be if they were working on plumbing and didn't fit a proper joint, so you'd be worried about a leak, or if they overloaded a certain breaker or something.

Most other things can be dealt with. Back splash, flooring, paint, tiling, etc.

I doubt they'd be taking out load bearing walls and if they put a wall in, it might be crooked, but it wouldn't be load bearing.

Don't know for certain, but have a family friend who finally got into a used 991.2 GT3 RS

Porsche Vancouver
first lease of high optioned Caynne S for 3 years
second lease of high optioned Macan GTS for 3 years
third finance of high optioned Caynne GTS

finally got called by the sales saying they got a trade in of GT3 RS, no negotiations, basically you tell the sales you are coming in today/tomorrow to do up the paperwork.

Sales did say that if he trades the RS back in, he can get him on the list for the new RS for 2023... so I guess he is on the list now...

Mad jelly lolol, but yea, I will never have that much disposable income. And I heard about the nightmares of the center locking wheels... so the new goal for mid life crisis car is 997.1 GT3 LMAO....

I forgot to mention the leases for Macans and Cayennes and then year wait for a 911S, then the 18 month wait for a Turbo then the dicks I have to suck. By the time I ever have a shot at a GT3 it'll be electric and I'll kick myself for not just getting a Taycan.

< 1000sf detached home in a complex for $1.35m in the Collingwood area with no yard - pretty bold pricing. LOL at their claim that there's potential for a lock off suite. SURE.

For reference I live a few blocks away from this place and just sold my 1900sf duplex for $1.58m. Sure it's nowhere near as nice as this unit but it's DOUBLE the size.

Local Porsche dealers make you jump hoops for a new GT car allocation. You could just buy a used GT car from a non-Porsche dealer and trade-in.

Eff-1 10-14-2021 09:48 AM

Our strata just renewed our insurance. Approx $200k premium.

$40k of that was broker commission.

I can't help but think that's insane.

I'd be surprised if a flipper takes out a load bearing wall. With the cost of lumber these days, that'll eat right into their profits. I'll assume engineered beams have doubled/tripled costs

So the mother in law's place is sold. The couple that is buying wants an amendment to the purchase agreement so that it's 100% in the Husband's name. The reason: So the wife can claim the first time home buyers exemption when they decide to buy another property.

Gotta admire working the system. Jesus.
