Because an organization who’s main purpose is protect public safety isn’t exactly enforcing something that their governing body says is essential to public safety.
It’s just another mark on a police service that has eroded public trust over the years.

Hondaracer 12-09-2021 08:56 AM

If you’re having to take daily rapid tests is that not ensuring public safety?

Curious - who pays for these? I hope it's the officers themselves.

I’m not the one tv saying vaccines are mandatory for govt officials, city employees etc to endure public safety. See my angle here? I don’t really care at this point. If you aren’t vaccinated you’re a fuckin idiot, but I’m not that worried about that person getting sick. I’ll be fine. I’m stating there is a direct inconsistency of the rules and messaging from the city that employs these officers.

JDMDreams 12-09-2021 11:23 AM

They will just delay the vaccine deadlines again and again like DJ Khaled, another one :accepted:

Lol, on what planet, is an employee, going to pay 150$ per shift

inv4zn 12-10-2021 09:53 AM

Rapid tests are cheaper, aren't they? I thought Costco sold them at like $15/test

Interestingly enough, in the private sector I know of a handful of big organizations that have done exactly that.

Imperial Oil, doesn't mandate having a vaccine, but if you are not vaccinated you have to pay to get tested out of your own pocket every morning before going to work... It's an easy out for any organization, respects those that dont want to get vaccinated, but heavily financially disensentivizes it to the point that they will just get vaccinated or quit.

My dream house I want lots of parking on the property. I like to randomly look at houses at a majority of them don't have much of a driveway. I think that's my main thing if I were to get my "dream" house. I would need a nice driveway.

This is my dream home for sale at the moment. Anything by Erickson would do.
Recently one of his townhouses in the complex he designed in west van was for sale for 1.8. It was one of those moments I sat down with a calculator and tried to figure out how far out of reach is too far. Turns out it’s well past too far. It was, for the price the most impressive home in the GVRD for sale in my opinion, because as we see from many new builds, money doesn’t come with taste.

For that Southlands seems like a good place to buy. I don't know what the zoning is like there but it seems like you can build two houses on a single lot: https://www.rew.ca/properties/329844...rty_click=map# Bet you could build a huge driveway by situating the house far back.

Create your family estate -- build 2 houses plus outbuildings totaling over 12,000 square feet! Beautiful and unique property in exclusive Southlands Village. Two separate freehold titles w/ over 20,000 sf of land each: nearly a whole Acre in Kerrisdale! Overlooking Point Grey Golf Course, 3 blocks to McCleery Golf Course. Short walk to Crofton House & Kerrisdale Schools. Miles of walking/biking/riding trails along the riverfront to Pacific Spirit Park. Zoning allows you to keep horses or have a hobby farm if desired, and pay less property tax. Ten minutes to UBC, less than 20 mins to downtown/YVR. Move-in, rent out, hold, renovate, re-build, or re-sell one of the lots and keep the other. Country lifestyle in the heart of the city. One of a kind property. Viewings by appointment only.
You can also have a horse stable down there so when your friends come over to visit you can ride up to them on a horse like you're a duke or something.

Oh wow. That seems like a good deal. Buy it, sell the front half and build the back half?

Horse freak me the fakkk out though. I think i've seen too many horse kick videos...

The address is actually 6822, they are probably in the process of trying to change it. Either that or they don't want people looking it up to see the assessments of $75K on the front lot and $2K on the back lot. Once you drop the farm status the assessment will rise and the taxes will skyrocket. If you plan to build the city will make you raise the foundation, it will cost a fortune to put 2 new houses there. And the elevation and ditches, I bet the lots were partially flooded last month. That place is for somebody with deep pockets.

6thGear. 12-12-2021 02:27 PM

That lot is most likely been subdivided (2 freehold titles) and judging by the days on market, building something on that lot may be a PITA due to current zoning.

Doubl3_H 12-12-2021 06:10 PM

Money talks

No problem building SFD or anything for that matter in southlands

It's a RA-1 (https://bylaws.vancouver.ca/zoning/z...edule-ra-1.pdf and https://guidelines.vancouver.ca/guidelines-ra-1.pdf) - Southlands is supposed to be a rural area intended for people with horses so the zoning is deliberately structured around that kind of setup (eg. Caretaker buildings are allowed/expected).

Basically it's for really rich people who like to care for horses. There are some really nice mansions there though b/c the lot sizes are massive in that area - in theory you could build yourself a garage building that would make Jay Leno proud.

SEC 2.2.1 of the Southlands Guidelines does read that a garage is permitted but overall the look of any new development is to have the semi-rural look SEC 2.1 "Neighborhood Character" Lot's of building provisions and that also includes floodproofing treatment/drainage/Filling down to fences/hedges/building configuration/environmental effect/etc

Not impossible. Just need about 15-20mil and a whole lot of time and patience.

I moved into a new development a month ago, the last 2 days the heat for the Den area was a bit funny. Room temperature shows 21-22 but the baseboard heat along the wall felt odd. One side of the baseboard heater is "hot", some sections "cold", and some "warm", so it was inconsistent. Initially thought thermostat was busted (i set it to 32 max last night to test, woke up with a cold Den lol), so the tech came over once I made a service request. Told me there is "air" in the system and they need to bleed the system.

Told me this is normal for new buildings as the system still needs to get use to it and not all units are using the system. I ain't a plumber or tech, but seems weird out of no where the heat would become messed up? What exactly do they do when they need to "bleed" the system with these situations?

I'm surprised your new unit has baseboards. I don't know how "normal" it is but my first unit in South Surrey had baseboards and I never had an issue neither did our 15 yr old Richmond TH nor the house I grew up in that we did a gut job reno on.
