Does any know know what the policy on bathroom ventilation fan is? I have a bathroom fan that is always on at low speed, and lately it's starting to make a squeaky vibration noise and it's annoying as fuck. It doesn't fully turn off even when the switch is off I'm assuming it's for some sort of constant ventilation. I took the grill off and looked at the unit, tried to blow out the dust and wd40 the moving parts but no luck. There's also no off switch inside either, only a switch that makes it spin faster. there's two sets of plugs that outputs from the power unit? With a speed switch into the blower motor. I've unplugged one set of the cables and the motor stopped.

Now it's there anyway to just bypass this constant on module? Or I just have to buy this specific unit again and replace it. The plugs and control box looks like it's for this specific motor. The brand on the motor is air king.

Is this in a new unit? There may be a timer on a wall somewhere that schedules it to run regardless of the on/off switch state.

Agreed, my 1-br apartment had a bathroom fan that seemed to be on regardless of the switch position in the bathroom. Then I realized there was a timer in the front closet that also controlled the bathroom fan, for humidity-control purposes I guess.

By code in some places the fan has to be on 24/7. It was like that for my sisters place in Langley.

If you can, replace it with a Panasonic unit. They are so damn quiet.

We have ours connected to a LeGrand timer switch that allows you to set it to turn on or off at 10 / 20 / 30 / 60 minute intervals. What I like about it is that the solenoid clicks once it turns on or off so you know what's going on.

If your Air King unit is making noises and getting annoying, it means you need to clean the unit. Take the cover off and a hand vac and maybe some moist towels and give it a good sweep and wipe down. I don't think blowing air or using WD40 will help. WD40 is a penetrant, not a lubricant.

If it’s running all the time it’s probably suppose to.

I mentioned this before but in a town home development we build people purposely unwired the fan while at the same time taking non-stop hella hot showers etc. fast forward and strata building a lawsuit against said owner becsuse the attic of their unit was filled with mold and was spreading to the surrounding units. They run all the time for a reason

Yes this is it.

The old way was that the wall switch or timer actually switched power to the exhaust fan to turn it on/off.

The newer exhaust fans are set up such that they receive constant power, and run on low speed, for constant ventilation per code. Then they have a low voltage switched input to kick into high speed when actual bathroom exhaust is required (the actual wall switch in your bathroom)

You can't really disable low-speed mode without changing the power wiring to the fan.

If your fan is making vibration-like noise, the bearings are likely shot. Squirting in lubricant is only going to be a temporary fix.

368 Laurentian Crescent was listed for $1.7m and sold for $1.8m. About 7400 sq ft lot size and tear down house. Assessed at $1,315,000. Anyone know what the premium was for? It's on a busy street on a hill.

Probably FOMO plays a part in the premium. A lot of people are battling it out for duplex and/or SFH's within the 1.5-2 mill range. My friend recently lost a bid ($240k over asking) for low-end duplex in Burnaby.

Might also be a speculation purchase. This location is within the City's OCP study and given it is on a busy street, will mostly be a candidate for lot consolidation

I drive by this house a lot. Interesting layout thats for sure and reminds me of the railway style apartments in Manhattan. Must be nice having all your south facing windows look into the two homes beside you heh. That secondary office/attached living space could probably be converted to a suite for a mortgage helper. Going to watch this now to see how much it goes for

For once Vancouver zoning beats someone else's zoning - this could have been 11ft wide in Vancouver. I don't get the city planner who forced them to build it this way - should have allowed smaller sideyards.

Always wondered about homes on leasehold lands like UBC. I know they generally are a bit cheaper than freehold but what is the long term thinking there? eg. prices at UBC are still sky high. Are people not concerned that in 50 or whatever years later (left on leasehold), lease will expire and you own nothing?

Who's to say you don't own anything

Lease can renew, especially in the case of condo leaseholds. Can you imagine the amount of riots that would start from someone who owns a leasehold condo, and 300 owners are forced out of their tower?

There's a reason why some leasehold properties "fees" skyrocket closer to the end of the lease,
A: they are building a fund to pay for the next batch of lease
B: they are in fact pushing people out by making insane fees

Anyone on this forum actually have to renew a property that's leasehold? I personally don't know anyone who has one

My sister's/BIL first place was a leasehold condo in Richmond. It got renewed when there was like 20 years left. They sold it shortly after renewal and made almost double back. This was back in early 2000.'s.

Most leaseholds are signed for 99 years.
So unfortunately I don't think anyone has had any experience with them yet.
I believe there are some in Richmond that were signed in the 70's, so we are looking at 50 years left on the contract.

I recall back in the early 2000’s there were some places off southwest marine drive around where the highway turns from 80-60-50 and also off the first corner where it changes form 70th into Marine Dr… that were leasehold… huge properties with mansions… a few were for sale and they stuck out because they actually showed up on my search at the time like half a mill and super deflated because of being leasehold to whatever native band owns that area… apparently that lease had not been renewed and was close to expiry and they were encountering difficulties, not sure what ended up happened with them.

Aqualinis are marketing condos in north van “starting at 400” which are lease holds

Like fuck, even it’s a studio for 400k to live in north van I’d say that’s pretty good no? You may not be building equity etc. but you’ve got your own place in north van for probably 1/3 of what a regular place would cost

The first nations, specifically the Squamish First Nation have begun to take back lease-hold land and are making it difficult to renew.

Financing a lease-hold is difficult, most banks require a 77-99 year lease, any less you will pay the difference or all.

Some of the cities best properties are lease holds..

With a 2040 lease term, this was a cash sale. lol...

Generally older people buy leaseholds but I guess these days developers target young families which is honestly a good tactic. We have also considered leaseholds as the next property to buy.

Also with new build leaseholds. The 99 yr lease starts when each unit
(If I remember correctly) is based on individual completion. Not as a complex as a whole. EG #101 leasehold date starts differently for say #110 but this is on TH for condos I'm not too sure

That I don't remember but it was within a few years after renewal most def still in the 90 yr range

As much as big 5 banks say they will they they won't. 2nd/3rd tier lenders will but very limited to which one. Simplii actually is one of the lenders that will do leasehold mortgages. They also have a special lending package which also includes vacation homes/resort/fractional ownership. 77-99 years left is pretty much accurate
