I’ll always remember my dad who works directly with big time developers of high rises etc. saying it was “insane” that new builds in yaletown etc. we’re crossing that $1000 sq ft mark

Now that thing is going for $1300

I think condos sub $525K / low sqft don't follow the traditional $ per Sq/Ft model because of the first-time home buyers incentive and that price point is the upper cap of what someone in their 20's/30's can qualify for. What they don't realize is that the incentive gets nerfed from $500 - 525K.

From what I've seen in the last 4 weeks. 2 friends just bought a condo in Jan with their parents help. The recent price increase caused their parents to FOMO that their kid won't ever be able to enter the market. So they offered to help with the DP $120 - 300K so they can take on a 2BR mortgage + Roommate instead of the 1BR rent they were already paying.

If they raise the first-time home buyers incentive to $700K that'd be nice. I can see 1BR's in Joyce rising to $700k if that's the case.

I'm a bit weary of the fit and finish off the newer condos. The ones I've been in that's only a few years old seems to be beat to shit, random interior layouts and poor interior fit and finish.

Wow, there are 11 duplexes now for sale in East Van listed for over $2m with the highest at $2.35m out in Fraserview (only 2100sf!).

Wasn't so long ago that a nice 2000sf duplex was only $1.7 or so.

Wife: "Still nice... Must have a garage like you want it to"
M "You are probably paying 2.5x what we sold the townhouse, and only get 1.5x the space."
W "You pay for the yard space too"

Boy, the builder is making a killing on this sale (https://www.rew.ca/properties/382037...t-vancouver-bc). The lot sold for $1.445m in Sept 2019 and the build cost on 4200sf is ~$300/sf so let's be generous and say it's $1.45m to build (including interest, fees etc) so about $2.9m to buy/build both sides and now they're going to sell for a total of around $4.7m.

While it's great that the city rezoned all SFH to allow for duplexes it's a real shame that they didn't allow duplexes to be built as big as SFH - a SFH on that lot could go up to 5050sf while the duplex only adds up to 4200sf. That extra 800sf could have been a coach house in the back or a bigger rental suite (2br) or an office on the main floor.

^ nice build and finish on that duplex. Yah, developer rode a huge wave from 2019 to 2022! He/she won the timing lottery. The only risk of a duplex is the neighbour, as the great Forrest Gump puts it, 'it's like a box of chocolate ...'

Perfect for like two families ... if you get along and like each other, friends, siblings, etc.

We're looking for an AC install into our townhouse. Anyone have a recommendation other than costco? Costco quoted me $7500 - $8500 + promotional rebates/cashback. Looking to get it installed before it gets busy for the summer.

Yeah, assessed around $2M for these. Saw some sold for $2.3-2.4M couple months ago around the area. $3M asking is quite high, but nowadays nothing surprises me lol.

Look at this beauty in Cloverdale. Someone bought it Nov of 2020 for 970K sold it Jan 2022 for 1.88m, decent return for 14 months.
