We boob fed our's as he didn't like the bottle and didn't like formula, that shit legit smells bad. Formula is expensive, the extra food mommy would eat is way cheaper than feeding formula.

Lol we've derailed this into the Parental Thread.

Make sure you keep track of your EI payments. EI overpaid me two weeks ($1k) when I returned to work from parental leave exactly when I told them I was. Made sure to not spend it.

Didn't hear anything from anyone for more than a year until they sent a demand letter.
" YOU TOOK $1K TOO MUCH FROM US, PAY US BACK NOW IN XX DAYS OR INTEREST blah blah blah..."

No MFs, *you* gave me $1k too much because you guys are morons. Sent them a $1k cheque and went about my day.

I would temper it to 5% this year, but agree with 2 more hikes. I think people are starting to price in the rate hikes on offers.

The assessment is 2.2. I'm not a fan of the house at that price. Very crowded area with all the suites, I bet it's hard to park in front of your house.

This is the thing, I think the majority of people can agree 2 more rate hikes are the most likely outcome. But how much will each hike be.

Odds wise two .25 hikes would be the most probable.

But one .5 and one .25 hikes is looking more a more likely.

I'm ready for up to 4.5% rates in 2 years when my renewal is up, just find it funny how I'm paying $2,700 - 3,000 a month at that rate to live in a 1BR by Joyce loool.

My mortgage payments at 4.5% would be pretty brutal as my rate was 1.1% before the first hike. I am starting a new job with a good bump soon to prepare myself for the higher costs coming up. If it goes up to 4.5% it'll mean no chance of me getting new toys in the future.

Anywhere from 100k for the bare minimum to 500k if you're doing a forever home type of thing. This one looks pretty low rent (and tasteless), I bet they got it done for $200k or so. I've seen worse renos though.

Drives me a little nuts when I see these homes and the only source of heating for a 2400 sq. ft. likely-not-particularly-well-insulated Vancouver Special is baseboard heaters. I don't want to know how much it'll cost to heat that in the winter.

EDIT: This one is particularly egregious as most of the baseboard heaters they've installed are on inboard walls, as opposed to under the windows.

EDIT2: Did they just not bother to finish the floor in this one room..? Or is bare plywood a new trend? Why...

Sounds about right, we spent about 200k on ours, some corners were cut, some good some bad. Lessons learnt. Would have added insulation if I were to do it again. We have too little ppl and too big a house and heating was brutal this past winter. The extra cold temperatures didn't help. Still thinking of getting some one in to blow in some more insulation in the attic.

I can see plywood being a viable flooring if it's finished properly and they put enough insulation on. That pic though looks like shit.

That one that sold for 3.25 is near my brothers place. A few doors down I think. I absolutely hate how packed that street is. He bought his lot for 700k in 2011 and spent 10yrs and well over a million if not more building this tiny ass custom house

Wow barely any permits pulled for this.

House in 2014 only pulled electrical permits for this reno. They got lucky in building and not having a cease order on this reno flip. Tons of flags here..

Vancouver renos can range from $100k to $1M... Anything "proper" in Vancouver is expensive, something leads to another cost.

Considering it also has an unauthorized suite do people really ever get permits for this kind of work? Especially at this level of low end work.

Damn, I find it hard to understand the high end of these kinds of Renos - why not just build a new house entirely? Doesn't seem to really save much money and you get so much more floor space with new zoning. For this example they must have really wanted to preserve the ground level floor in exchange for the additional space of a 3rd floor.
