Well maybe that’s a bit dramatic, but the entire main floor and the floors/wall of all bathrooms were covered in that “marble” effect tile. It’s often paired with the Home Depot special 4pk light fixture lol. |

This is a house I love in the hood, it’s understated but fantastic architecturally compared to the vast majority of attempts at standout design

i find a lot of newer type of homes replacing the cookie cutter houses have a front with a ski slope steep/long pitch, don't quite get it

New builds in the west side are hideous because they are maximizing SQ/Fage. Not too many really nice designs. It’s kinda disappointing to see.

It’s a real shame seeing the 50s/60s modern design architecture being ruined in west/North van or torn down for new cookie cutter homes. If they were at least accomplishing something with density, I get it, but it’s just for some junk McMansion that are genuine eyesores.

So the long old Vancouver adage was, flat roof houses are no good as the water pools and it'll leak. Does that still hold water (pun intended) with the current building techniques and technology?

I have a realtor aquaintance who said basically every flat roof they try to buy/sell with clients comes up with issues on inspection
The problem is that you’re not really creating a roof but waterproof tub. And the fancier you get with design it’s left to the builder to make sure all the details are 100% perfect. The more angles and joints you create there’s another opportunity for a leak.
Flat roofs are pretty sweet if you can have a patio up top etc. that would be great, but id be very concerned with leaks going forward with one. And the amount of work it could potentially be to fix it

There's a minimum slope degree for "flat" roofs in the BC Building Code.

They can slope but the the issues of the membrane they use, where the water drains, and potential points of ingress will remain
Places like the roof tops of concrete high rises and underground parkades very often have water issues and that’s a concrete slab with a heavy duty membrane applied over top etc. when you’re relying on like a torch on system and building paper etc. it’s pretty tenuous.

Does anyone with a rooftop patio ever use it? I feel like that's the most useless patio in the world. It looks good on paper, but in real life, it's not functional at all.
