My neighbor built a new house and has one. Unfortunately, their kitchen is on the ground floor and it's a big house (each floor is about ~1800sqft). They need to walk through half of the house, up a flight of stairs to the second floor, then outside to a balcony, then up a flight of exterior stairs to their rooftop deck.

If a rooftop deck is integrated properly (ie. house was designed with the rooftop deck in mind) then it's really nice. But this one is just an afterthought, like most rooftop decks out there.

We looked at a house on Capitol Hill with a rooftop deck that we really liked. Couldn't really swing it at the end but the roof top had a view of the whole inlet and DT. Not so much for BBQ or anything but just to relax, have a beer or WFH on top for meetings and stuff would be really nice.

Flat roof is meant for areas like the southern US where you get very few rainy days and usually with many sunny days in between.

The problem is never about getting wet, it's about not able to dry. Even if they suddenly get a crap load of rain, the next 8weeks of sunshine is going to evaporate every bit of moisture on that roof.

So, as nice as they are, flat roof is a big nono for Raincouver. You can hire the absolute best flat roofer in the world to design/install it for you, water would eventually find its way, just a matter of time. It's not the builder's fault, it's just our weather doesn't work well with that design. Like those amazing tall glass houses. They are absolutely breathtaking with the right view and all... but it doesn't work here unless you plan to spend a shitton on heat 9mth of a year.

I really wanted those big balconies on capital hill for hosting and chilling in the summer. But I realized now that it's useful for maybe 3 to 4 months out of the year. How would you guys keep the patio clean and furniture non rusted?

Currently my place has a 270ish sqft balcony that sits on top of townhouses. But the floors get mossy in a single season, my furniture cover is nasty from the water sitting and the wind almost blows it away every now and then.

In addition, I have to strategically cover the furniture so that it doesn't pool liquid into little pockets otherwise it'll leak through the cover over time. Also moved all the pads / seat covers to storage.

^ I had a BBQ sitting on my deck for 2 winters with a cover. I ended up throwing the whole thing out because my deck was north facing and the accumulation of growth was unstoppable. I had to either power wash or scrub the hell out of the deck every spring. Even then it would get dirty within a month.

majority of torch on are asphalt. when you use the "patio" in the summer, it's hot as fuck on it as you feel like you're being cooked on a hot pan.

I plan to research how to clean the moss / growth sometime in the upcoming week so I can use it for summer. I do think it's nice though. When I WFH, sometimes I'll work outside or just sit outside after work and chill. It's a PITA cause I have no hose outside, I'm thinking maybe I can attach a hose to my kitchen sink lol.

^ measure the OD of your sink faucet, go to greenline hose, get some hose with the same ID + 2 hose clamps, get a barb to garden hose adapter
Good to go

If you really want, you can hook it up to a pressure washer

Pretty common for laundry sinks to have the treads to hook up a hose.

Well yea, prime example of how leaks happen lol. Should have some sort of decking etc. on top of the material to prevent wear/punctures and also allow drainage and comfortable use

When I bought the place the balcony was spot on clean. I feel like they pressure washed or used those balcony cleaner scrub machines.

It's white on the covered areas, mostly green on the rained on areas. It's insane how much it has changed in 6 months.

^ just remember every time you wash yours, all that good stuff ends up on the people's balcony below

And when someone washes theirs above you....

I'm surprised every strata I've lived in, does not have a scheduled yearly or bi yearly "balcony clean day".
Preferably starting at the top floor, working each floor down day by day. I'm probably missing something for good reason

I would def use a rooftop patio if I had one. My condo has a 300sf balcony and I use every bit of it

Sister built a house last year with a roof top patio. The roof is torch on but has a composite deck with a hot tub, putting green and a BBQ. The roof was slopped for drainage I believe. It looks awesome.

You run straight seams like that.. really…

Also maybe the most egregious part of the whole thing is that floor grout line meeting wall..uhggggg

Few other points, - hope that crown is PVC because you’ve got steam venting right at it non stop

- disgusting transition where that shower enclosure crown meets the wall

- fixtures mounted overlapping grout lines..

- both the rainfall shower head as well as the controls on the right hand wall look to be off-centred..

Edit* also the placement of the small window and towel rack are pathetic in the design. You’ve got to open your shower door and reach around it for a towel? Even if the door opens inward still terribly akward

It’s just completely careless detail and zero pride taken in your work, which frankly is the hall mark of 90%+ of the EI builds I’ve seen.
