I just wished that when i sign a contract with these realtors, that they act in a manner that is in my best interest, and not their own. The good realtors much like how I was trained is to offer a solution to the clients problem. That means anything and everything. I've fired notaries that were on my recommendation for delaying conveyancing and not meeting my clients on a timely manner. Majority of agents just shrug their shoulders. Quote:

i guess I officially don't live in a non-rental building anymore.
upside - could roll up to my parents house for a few years and bank 3k a month.
could try a different town for a bit and probably net zero or better while hanging onto our ownership.
downside: i won't be the only one thinking about doing that. our owner occupied building is for the most part well managed and taken car of by owners that care about their homes. i'm generalizing but in my experience the current ~10% of units that are rented (current strata bylaw) are the toughest neighbours to deal with.
Fortunately this does not force stratas to allow short term rentals. We'll be able to continue to ban airbnb's etc in our building.

It's finally happening...... I would not be surprised if this gets overturned in some court.
If this goes through, it's going to be massive. More investors are going to pile into the well managed stratas, rental stock will spike, home prices will increase, and there is going to be alot of unhappy home owners that their buildings are slowly going to become rental buildings.
Personally, I no longer need to worry about only looking at 25% of homes when shopping due to rental restrictions.

I think we'll see an influx of investment buyers on the lower end older condos/TH that now become a great place to provide cashflow and a bet on the market returning to better times without paying that premium on newer places w/out restrictions. Plus with the older stuff, a developer buyout is more likely so renting it out while you sit on a dump is not a bad way to make your money work

There's some nice looking new duplexes showing up in Vancouver nowadays - not the buddy guy stuff that was very common 5 years ago but with current interest rates these kinds of places are nearly $8k/mo in payments at 20% down. For 1500sf that's NUTS.
Also, that garage is only 8'9" wide. I don't understand how any city planner approves this.

They usually ask for basic information like Sqft and # of bathrooms and stuff, and then they give you a price. I found that for the majority of the bigger cleaning outfits they gave very simillar pricing. Like within 5% of each other.
Or you can just go the craigslist route and find some rando that will come, it's like gambling, you might get some little old granny that comes and does an amazing job for cheap, or you might get someone who comes and robs half your shit.

Real estate related I guess. Does anyone know if someone rents out a parking space in a condo to a non resident is that covered under the Residential Tenancy Act? Can't seem to find anything clesr cut yet. Ling story short having a dispute over getting a deposit back and they're trying to say I'm in violation of the RTA.

Curious why there's a deposit put down? I've rented an extra spot before and it's pay whole year up front. Same with storage unit, all up front.

This is the 5th spot my wife had rented downtown in a condo from a resident for work and every person has always asked for a security deposit.
