You want to see wild population growth, I bet Langley is the one to look at... although it could be confusing because there's the City of Langley and also the Township as well and they're not the same govt. It's bizarre.

Does Langley have a downtown? I know Surrey has Surrey Central, but it doesn't really feel like a downtown. I feel like if these municipalities made a really good downtown in their city, that would create such a great atmosphere. I never really appreciate a high walk score until I got older.

Downtown Langley is a shitty spot to be in imo.
You’d probably much rather be in Walnut grove if you’re looking for things within a walk

stolen from reddit. I keep hearing about "2900 units" but didn't know what that meant. surely there are more rental restricted units that are affected. Quote:
Yes. Property owners are required to submit an annual declaration to the province (for the Speculation and Vacancy Tax) to say whether the property is occupied or vacant. There's 2900 condos which are currently vacant, but where the owner doesn't need to pay the tax because their strata doesn't allow rentals.
| apparently there are currently ~2900 units that are getting their empty home tax waived because they exist in rental restricted stratas that pre-date the tax.
Doesn't mean those owners will instantly rent out their units - but they will at least now be subject to empty home tax. That was a nice little loophole.

What a gong show: https://vancouversun.com/news/local-...-richmond-home
Parents give $100k USD to son and daughter-in-law to pay for house to live together, which was sold and upgraded to a bigger house. Parents assume they would have part ownership of the new house, but then the daughter-in-law starts trying to push them out of the house, shutting off their internet and locking them out of the laundry room.
Parents now suing the son and daughter-in-law because “As is common in their culture, the parties understood that the plaintiffs would live with Simon for the rest of their lives,”
Son sounds whipped and daughter-in-law sounds like a B.

Not uncommon actually. Tons of shitty kids out there. My mom told me about how her friend's friend had this happen to them as well.

I have to assume it was someone really old who didn't give no shits about what was going to happen.
I've seen a couple houses like that in the Norquay area where there's lots of stacked townhouses going up and there's a single house like that squeezed between to big townhouse units.

i asked my parents about possibly putting their house in my name or 1 of my brothers names b4 they pass, my dads reply was pretty straight foward "why? so u can move in and kick us out? no chance" To this day i dont know if he was joking or not. My dad and mom told me many stories about kids taking there parents property or money so it is pretty common......
IMO they raised the kids so it shouldnt come as a surprise if 1 of there kids were capable of doing this. My dad told me which one of my brothers would do this. But then u have the daughter in law factor..........

It’s really an ignorant way to operate and your parents are really just blindly cutting the govt. a cheque for nothing. Just have them write up a contract or somthing

Just have them write up a contract or somthing | While im not 100% clear about how it works, i did manage to convince my mom to get a will done or contract in place so we dont "blindly cut the govt. A cheque". I was simply telling a story of my own experience to back the article to why parents would be hesitant to put a property in their kids name. My dads knows 100% that my youngest brother would kick him to thr curb b4 the ink dries on the title.
To answer JDMdreams question. Theres a 2% tax on the property value. Please correct me if im wrong if anyone knows more than i do.

One or all of you has to have ownership of the house to avoid this

When my mother in law got terminally diagnosed she added her two kids to the house, bank account, vehicle ect. The transition was pretty simple when she passed away, they didn't have to do pay the lawyers or the Govt that much money.

Yea, it’s incredibly important to sort that all out beforehand.
Even if your parents are hesitant I think once you start laying out the reasons as to why to do things and how much money could be potentially lost to just beaucracy BS hopefully they will understand. This is unfortunately a thing people always keep puting off and puting off until somone dies a sudden, unexpected, death and now it’s a big headache.
There’s no “pride” in not doing things correctly. You’re just creating a huge burden on your children etc. In not sorting these things out prior to your death.
