I have a masonry contact who I’ve used in the last great guy, I’ll dig it up when I’m home. I had a relatively small stucco job that was hard to reach. Contacted 6 different people, not one got back to me

You got 3 people waiting for your contact lol, peak RS

As a quick follow up to my previous post, somehow I actually managed to find a stucco person to help me with my exterior stucco wall repair. I am obviously a layperson and not at all handy in doing DIY repairs, but from my layperson's perspective, the quality of the stucco repair work appears to be pretty good.

I know several other RSers are also looking for a stucco repair contact, and I am happy to share the contact that did the repair for me. But looking the original intent of this thread, I am not sure if the mention will meet the spirit / requirements set out by the original theme of the thread. At a minimum, I am certainly not willing to put my name down to vouch for this stucco contact since I can't say I know him well -- he did a repair for me, and to my layman eyes, the outcome looks good right now, 1 week after the repairs are done. That is all I can say at this point.

I will say though, that out of the 6 or 7 places that I called, he was one of the 2 that called me back, and he was the only one that was willing to come take a look at what needs to be repaired. As I felt like it was kind of important to get the wall fixed up before the rainy season starts again, I took a leap of faith and went with him. It was very fortunate that the results turned out as good as it did.

^ My parents place is entirely stucco and below the front patio/above the garage is starting to swell up in a couple spots from water damage problems, doesn't look good (cosmetically or structurally)... would be interested in the contact to pass on to my dad!

Got it done for just over $600.00. Done in no time flat. Great service. The electrician who came over was top notch. Positive and polite. I got the seniors discount (12% off). Licensed, bonded, and insured. So important to me. Anyway, can't go wrong with these people.

I went with these guys based on your review. They were a little pricier than I had hoped but their work was decent. The only bad part really was the wait. Almost 2 months to book a time in case anyone else is considering them.

Still better than the 5 months I have to wait for my new front door... :alone:

I've used K&L Windows & Gutters a couple of times and no issues.

Around 15k for sfh with detached garage.
Power washing everything from roof to sidewalk.
Then painted everything except the vinyl window trim. It was a full colour change, from a light colour to a dark one. Exterior stucco, downspouts, facia board, metal awning, stairs, railings, doors. Used Resilience and Super Paint by Sherwin Williams.

Mr. Ye "Gutter Guy" 778-866-0338
$150 to clear up our roof of pine needles and various gunks (we don't have gutters).

Anyone know a good plumber who services Navien on demand systems? The guy who installed mine is a piece of shit and won't address the problem I'm having with it (it makes a very loud whining sound every time hot water is demanded).

tiger_handheld 09-12-2022 07:14 PM

Any RS'ers hvac/AC guys?
Our AC isn't blowing a strong air and is not as cool as before.

Our guy who installed is "coming tomorrow" for about 6 months.

jcmaz 09-12-2022 07:58 PM

I can ask around for you tiger_handheld. Send me a PM with some photos of your system!

SSM_DC5 09-12-2022 10:49 PM

Donk rather troll here than earn some money from the RS ballers

I am of no help as I don't know anyone who uses a Navien or works on them, but I am genuinely curious how and why you ended up with that system.

Let see a picture of the overall installed unit, it could be undersized gas piping

What type of unit is it? my Hvac buddy always tells me to check filters first as that is probably the #1 cause the AC doesn't cool as well as before. depending on how you run the system, you should be changing the filters every 6 months or so.

Here's all the pipes:

The squealing/whining sound only occurs when hot water is demanded and not when the heat is running. It didn't start this way (10 months ago) and has gotten progressively worse over time - I can hear it upstairs and even outside now. It goes away after the water has been running for 30-60 seconds. I'm still under new home warranty and the builder is a good guy, it's just his plumber is a shithead and takes forever to resolve issues so I'd rather just pay someone reliable to come diagnose and fix it.

It's just what came with the house - it's a new build and seems to be the system of choice nowadays. I generally like it - other than the issue I'm reporting it's been trouble free as was the last one I had at my last house.

bcrdukes 09-14-2022 09:28 AM

I find that Navien isn't as popular here in the East Coast. They are known to have issues and installation is (apparently) a lot more work and often have problems post install. A lot of plumbers refused to offer it when I inquired last year. This is all anecdotal evidence based on interactions with colleagues and plumbers where I requested a quote as I am not a plumber and don't know anyone who has one other than yourself lol

FWIW, I have a Rinnai unit.

Hondaracer 09-14-2022 09:51 AM

im no plumber but that setup looks like a mess

EI plumber. It's actually much better than the last place I lived - that one used an even shittier guy and it was a rat's nest. The first technician who showed up ended up reworking a lot of the setup to make it usable/serviceable.

This one, I think, falls under "not bad" - the tidy setups I've seen usually are in spaces with a lot of room to setup. This one doesn't seem worse than most of the other new builds I've seen.

quasi 09-14-2022 10:27 AM

So how to you like the Tankless system minus the noise issue? I'm going to need to do my tank soon and I'm debating on switching.

bcrdukes 09-14-2022 11:00 AM

I have a Rinnai unit and it's located in the utility room on the ground floor of our place.

1. No noise at all. My furnace and laundry machine are louder.
2. So far, we are very happy with it. No issues other than having to wait for up to a minute for the water to heat up when it isn't warmed up, but that is with most tankless systems.
3. We're happy about the real estate it has freed up in the utility room. Makes for maintenance on our furnace and water softener system a LOT easier.

Would I recommend it? Yes. But you have to consider your circumstances, financials, long term plans, who your contractor will be, and the "gotcha" moments to make a tankless system worthwhile.
