My plumber was pushing a Rinai tankless system when I was doing my Reno, I think it was going to come to about $4000 all said and done with everything required and that was his “deal” price, trustworthy, excellent plumber. He kind of went on about after buying a $1200 tank bla bla I’ll be close to 2000 anyways so might as well Well I ended up using a friends dads account at Emco and got a direct vent 100L tank I believe with all the fittings etc. for like $750 taxes in. So all said and done once I got him to install it it was like $1500 I’m happy with my choice. That was almost 6 years ago now and I’m almost certain I still wouldn’t have come out ahead with the on demand system |
IMHO those tankless systems are only worth it if you're chronically running out of hot water in your house. Otherwise if you're doing it for energy/gas savings the ROI will take decades to pay for itself. My mother in law's rental townhouse had one. It was horrible, the heater was upstairs and the long pipe run to the kitchen sink downstairs combined with lag of the heater itself took an eternity to get any useable hot water. It sucked. (Sorry to shit on them to those that have them, but I just don't get it) |
If you've got radiant heat then I think it's a no brainer to do a tankless as they handle heat and hot water for you. If you don't then I think the jury is out a bit - they are very, very efficient though but Great68's point about the long wait for water is true, if you're far away from the tank it can be a while before you get hot water. I've learned to deal with it - I turn on the tap before I need it a lot. My last Fortis bill was for $32 in a 2400sf main building with a gas range and 3 people (2 of us are WFH) - heat didn't really run during that time so it was almost all hot water. $32 seems cheap to me. re: Navien and Rinnai - seems like Rinnai are more reliable but Naviens are more efficient. Maybe local zoning's emphasis on efficiency is what pushes new builds to Naviens? |

we are similar situation less the wfh and we average $132/mo (unless you forgot a 1 in your number). |

Jan: $183 Feb: $188 Mar: $172 Apr: $150 May: $130 Jun: $100 Jul: $59 Aug: $40 Sep: $32 Our June and Aug hydro bills were $134 and $138 each. Prior bills were a lot higher cause I was an idiot who was heating my garage (electric baseboard) in the dead of winter to ~18c. |
Yeah adding something like radiant floor heat to the mix changes the scenario quite dramatically, and I could see it making a lot more sense. But just for DHW, ehh, not so much. My parents' house has a traditional tanked gas water heater, house of 4 adults (Parents in upstairs suite, sister and her husband in downstairs suite) and their summer gas bill which is 100% only hot water usage is like $50/month. Also if your having to change your usage habits, ie: needing to run the water more/longer just to get the output and you're on a metered water connection don't forget that's a cost as well. |

You can fix that problem quite easily with a tanked system by adding a recirc pump. I installed one in my house. Sure you can install a recirc pump on a tankless system, but now your tankless heater is cycling on/off constantly to keep your water lines hot. At that point, what's the point? |
At that point I'd price out a small under-cabinet on demand one to have in the kitchen instead. |
Sounds like number of years for ROI keeps going up... |
How would that be any different from the added cost of a recirc pump? |
Was there any roofers that were recommended here? I couldn't find any in a search. I think the cover to a front porch has a leak causing wood and whatever else is below to go rotten/bad. Hoping to find someone to find the cause of it and then fix the rotten parts |

Summer in my house's Fortis bill is super low, not far from supa's figure. The last bill came at a whopping $21.14 after we shut down the *heated* pool. Before that, no more than $50 with the pool running. Winter is whole other story, but summer should be like really low. If you are constantly getting $100+ with no heater on, you probably want some professional to check for leaks or old furnace/hotwater |

Have you used him in the past? |

My July Fortis bill was $6.57 lol, but peak cold months (usually 2 months a year, dec and Jan) are like $200. |
Wife thinks it's time to change out the furnace and boiler. Got Milani to come for a free assessment and was quoted 15k for a Rinnai. https://www.rinnai.ca/professional/p...-detail/i120cn Going to get two more companies to provide us with quotes. But is that a reasonable price? Not sure if it matters, but our place uses radiant baseboard. Not too knowledgeable about plumbing, take it easy on me. :) |
I got a Navien NCB-H 240/130H combi boiler (what you linked) and iFlow air handler (blower unit) installed for just over 11K last year, 15k seems a bit high for just the combi boiler but not sure how prices have risen. Since you have radiant baseboard, the system uses hot water to heat your baseboards which then heats the room. https://www.navieninc.com/series/ncb-h |
Rinnai and Navien seems equally reputable in the market, so I'm not too particular in the unit itself. If you don't mind sharing the company you went with that'd be great. Thanks! |

I ended up hiring Kerrisdale Roofing to replace my roof (shingles), and Tim and his crew were very professional. To me as a layperson, the quality of their work seemed top notch, and my interactions with them was fantastic throughout the process. Hopefully I wouldn't have to worry about the roof ever again while I am still alive? |
Would anyone have a contact for a (rental) property manager / management company they can recommend? |
Simplex123 is in that industry. |
