^I drove my dad's red tercel 1990 hatchback when I got my license back when I was 16. Felt like the coolest kid cuz everyone wanted free rides home from school LOL. Manual roll up window and no A/C. Always good memories to share around buddies and life experiences.

Remember this one guy that got his license and drove to school, and we were like you live across the fucking street. He's like yeah, I drove it and park the car on other side of the school. Think his parents got pissed he drove to school LMAO.

I have no idea how ppl in their 30's pull it off anymore.

Houses went from 400k to 2.5m. A crappy TH will run you 700-800 now. That's a 2k mort payment every month before you even turn the lights on. If you make 100k, that eats up half your monthly income before you even think about eating. Let's not even think about Strata fees and $2.22 gas.

Yet everyone I work with has a 50k car. Depressing af.

im in my 30's. born 1984 so im elder millennial.

here's how i did it:

- grew up east side, dirt poor. drove a sentra XE
- Took huge 50k student loan. Worked 2 jobs while doing useless degree.
- Invested said student loan into GM stock before bailout (i knew they were gonna get bailed out, how can they let GM fail?)
- Took the earnings from that stock play to pay off my student loan and down payment on house (it was only 500k in 2008 for our place in richmond)
- Worked a whole bunch of shit jobs, sold computer parts at ANITEC computers for 6 bucks an hour, worked as a teller at the bank, etc
- I eventually landed a job as a conductor then worked up my way up. then hopped over to the ports
- CN/CP still hiring conductors today.

I honestly think if someone let me use their time machine to go back when houses were $500k, all my problems would disappear.

That same house is now 2M+. Let's call a spade a spade, you can work 3 jobs and and eat grass and no one in their 30's can pull that kind of payment off unless you're big dick doctor/lawyer.

That 500k house is now a 20% down-payment lol. No one out saving/working 10 jobs can pull that off anymore, the game and rules have changed.

@trollface that’s why my friends group chat has a firm ‘no real estate talk’ rule because I just get extremely irritated. Same reason why I never click the RE thread on here. I don’t need people to tell me to ‘stop complaining and just work harder/get a better job’

Same. Very sad.

Rewind time 20-30 years, if you made 100k, you're on "easy" (not that you don't have to work hard) street when houses were 500k. Hell, buy yourself a 911.

Today, using the same ratios, you need to make 500k.

That's not just a good job, that's like...Wonka Bar Golden Ticket job. You have to be the conductor of 3 trains at once kind of job.

Opportunities do show themselves, but when you can hardly breath, you're must less likly to take these huge leaps of faith without a safety net of some sort.

Anyways, going to get my daily Mc.Double.

Haha the GM bailout, remember when Ford went to the meeting with them even though they weren't getting bailed out, but all the moron investors couldn't tell the difference and Ford's stock went down to like $1... they were even giving stock away with car purchases in the USA at one point... I bought in hard with what I had at the time and it went up to $16... but I wasn't crazy enough to take out a loan. Wish I had been lol...

Friend of mine bought in Richmond close to that new Walmart back in 2016-2017 for a 2 bedroom condo at 350k. His place is worth 800k now. 2016\17 wasn’t that long ago.

Opportunities are out there, you just gotta keep your eyes open. Although I do see your point about the RE market today. New west still has some relative good deals. Another friend of mine bought in Hope 2018 for 380k, sold last year for 650k.

If you wanna beat the rat race you gotta make a few big plays. The guy who moved to hope works for CP in coquitlam. Yet he’s willing to the grind every day just to get ahead.

I’m not saying you don’t grind. I’m just saying that depending on how much you are willing to sacrifice there are still opportunities out there. You just need to know when to strike. Look at air Canada stock right now. In the toilet. Do you really think it won’t bounce back after this pandemic is over ? I got a lot of money in AC right now.

I'm in my 30s, just bought a house last year, and we have a kid.

Help from the parents made a difference, but if not we would probably still be in a duplex right now because when we were buying, a largish duplex could be had in Burnaby for about 1.5m vs 2m for a house.

I'm a little younger than badhobz so if I started earlier I might have gotten a house without help. I've done my fare share of dumb shit but I didn't spend real big money on a car until I bought my M3.

Anyways................. back to the topic on hand. Installed coils and installed an exhaust and got some new wheels. Don't mind the funky tire sizing, I need new tires.




I don't think I can go any lower otherwise I can't get in my garage anymore.

Got back from CCA_Daves “Spring Thaw” yesterday. 1750km from my house…. Probably half of the K I’ve put on the thing since I bought it 7-8 years ago.

Day one, manifold stud pulled out of the head. A local lent his garage and was able to heli-coil is that evening.

Day 2: no drama
Day 3: Cam sensor failed, managed to rework the ECU to run without it to finish the event. Clutch started to sound funny.
Day 4: by the time I got home, I could barely get it into gear and noises getting worse.

First Photo at the needles Ferry, second washed when I got home from the salt. Snow rain and sunshine, all in one weekend. Was a riot.

$2k/month?

A TH at $800K, 20% downpayment is like $2,555/month @ 1.49% and $3,367 4%. We'll likely hit $4,000/month at 6% before we ever see sub 2% again.

There's not many TH's in $800K in Vancouver to my knowledge.

The trick is everyone who actually did it without parents are making over $100K in the mid 20's and are closer to $130 - 300K in their 30's. Mix of salary, self contract work, investment income. They're also the top performers in their careers with all the licensing, certs and designations. I think the people you might be comparing to are more likely to have had help from their parents or bought pre-2016. In those cases, you probably need to upgrade your parents because they ain't giving you enough help

We live in a time when making $100k puts in you working class purgatory lol

The more you think you save towards RE, the wider the gap becomes. I've been living in my current place for 3 years (renting). My rent back then was considered high and now it's considered cheap. It's amazing how perspective skews so quickly

and to think had i not blown my student loans on a 911 back then i could've used it for a downpayment for a 300k shoebox that would have 2-3x by now.
