My neighbor had to do that and when the guy didn't leave, the cops went with my neighbor to change the locks and to physically escort the guy out. He had no choice but to leave his belongings behind, which then (because the renter had ample warning) became the property of my neighbor. He had a massive garage sale that helped pay off a couple of months rent.
When helping to clean out the place, I saw things that were precious momentos....baby pictures, diplomas and certifications. Milestone markers in a family's life. All were thrown away because they were now legally my neighbor's and he was so calloused by then he didn't care anymore.
