Disputing BC Assessment

Just got my BC assessment in the mail yesterday, and as usual it's assessed at a ridiculously high value. In the past I haven't bothered disputing as all the properties in my neighbourhood have similar assessment values (usually slightly higher as I have a 1-story rancher, and most other houses are 2-story in my neighbourhood). However, I just recently renewed my mortgage last month and had my property assessed by a private appraisal company and their assessment is $135,000 lower than the BC asssessment. Also this year, my property is valued higher than some of my 2-story neighbours. Anybody have success with disputing their BC assessment and if so, what supporting documents/reasoning did you use?
