2006 Blue BMW X5 M 4.8is Only 45, 000km One Owner Local No Accident

Sometimes I just don't get it... book value is $15-$18k. What makes someone think their car is worth 2-3x times that? Is a 4.8is supposed to be a collector vehicle and go up in value?
