There are 3000sq foot houses for under 200k within a 3 hour drive of Vancouver, thousands of them.
People just don't want to move to those communities. Most have a sense of entitlement that they deserve to live in Vancouver, they could never even accept to move to surrey let alone hope, merrit, kamloops, etc
