Most management company I've research on are based on a percentage and usually with a minimum monthly rate.
Also to note, that is just the monthly cost for them to be the middle man. If you want them to advertise, screen the tenants, etc - all the upfront stuff. they usually charge you a leasing fee which is normally 50% of one month’s rent.
