I think your CPU is the bottleneck of your setup. Intel i5 CPUs will run games adequately. If you want to run them well, you'll need an i7.
The GTX 770 seems to be OK with your games.
Adding more RAM doesn't hurt. Doubling your RAM might go a long way.
