Newer buildings are often going under the Ontario style scheme where they build a massive contingency to pay for repairs rather than trying to do special assessments. Most newer buildings are starting around $300+ now.
This reminds me of a building in North York where a 900 - 1100 sqft condo goes for $299,000 or so. But monthly fees are $1500/month, and that's on the low end.
