Also depends on how much value you put on garage, storage and outdoor space.
My TH has a 2 car garage and room for 1 car on the driveway, a deck shared by 2 of the bedrooms and a patio off the livingroom, that also connects to the kitchen. There's also 750sqft of crawlspace under the main floor.
I hate the thought of a shared parkade and storage. Bringing groceries from the garage to the kitchen is 20 steps away. Also, no need to worry about noise, since we're setup as a duplex and there's double drywall and an insulated gap, between units.
1600sqft, $250 strata, Citadel Heights, PoCo.
