there are already homes that do this...ofcourse not permitted but you can see it in the layout

take a 3 storey home...top floor is your living area...main floor is divided in to 2 suites and same with the bottom floor...then add in the laneway house..thats 6 units

its not common but its a huge income driver for investors..and yes parking is going to be a pain but for units closer to a skytrain this is like a mini condo/townhouse living
