The level of effort/cost/inexperience dealing with general contractors and current life circumstances outweighed the benefits.
To buy a tear down duplex was easiest.
1M (tear down 1/2 side) + 1M (tear down 1/2 side) + (270/sqft * 4500sqft = 1.2M) = 3.2M
vs. buying newish duplex (non custom)
1.2 + 1.2 = 2.4M
that was some rough math we did.
