That's not a thing. The way the standard real estate agreement is worded is it says all fixtures in place as of the viewing, which took place on XYZ date, which includes (but is not limited to) stove, dishwasher, etc.

The important thing is the contract doesn't say "it includes a dishwasher", it says "it includes the dishwasher you saw on Feb 14th"
