Before you even waste your time, ask strata if its allowed, most stratas do not allow modifications, even for townhomes

But to answer, refrigerant lines, electrical, condensate, only need 1"x4" or 3" round clearance. You can run linesets literally anywhere, in any direction. 40ft is a short run. Crawlspaces are usually your best bet

Should strata approve it, i would call out two residential companies and let them do the rest of the brain work
