You should take a look at RTA

In there you can also find their template contract, which is the one I'd use if I were you as it doesn't matter what other contract you use, you need to follow RTA guidelines anyway.

Generally speaking, if it's residential and you are following RTA guidelines, there is no need to consult a lawyer.
