At a practical level, the first 3 of Russia's demands are already a done deal, or came very close to becoming a done deal.
Before the actual war broke out, news reports were indicating that Zelensky was ready to drop Ukraine's NATO application as an incentive to resolve the war threat diplomatically.
Crimea is already under Russian control.
Donbas and Luhansk were already very pro-Russia, and with the way things are now, as long as Russia doesn't fall apart, it would be very difficult for these two regions to willingly return to become part of Ukraine.
So the sticking point is really the final demand -- demilitarize. Ukraine already got burned once when they gave up their nukes. But at least last time there was UK, US, and France signing the deal. This time they'd literally need to sign a deal with the Devil himself, and at gunpoint no less.
How can you agree to "peace terms" like that? But at the same time, how can you not?
