Gerbs to answer your question it was discussed last page or maybe 2 ago. If you list it and get offers that meet your ask and refuse to sell, you have to pay realtor commission regardless. That’s an expensive feeler post.

There are more factors to an offer than strictly price though. Subjects (or lack thereof) are an important consideration for a seller
A house that my mother in law was interested here in Vic (she never ended up putting in an offer) just failed to close due to financing subject. My MIL should have low balled, with a no financing subject
