Pretty normal these days especially with international students. Got a couple clients with UBC condo rented out to students and they fronted whole years worth.

Have a client with a condo rental in ironwood. Previous tenants were fantastic except the next door neighbor had a huge drinking problem. Loud drunk arguments and beat his gf/wife at random. Cops were there constantly. Scared our tenants to move out. Now the current tenant, single female, just moved in May 1 just gave notice tonight to move out
