I see ABC squeaking out a mayoral win as well as their incumbents returning to council as they will grab the lion's share of the second/third generation immigrant detached home owning voting block. Reddit Vancouver seems to be fixated on crime in the DTES, so Kennedy will probably lose the renter tech-bro vote - that vote will be split between ABC and the NPA. Hardwick has a ceiling of maybe 15%.
