SO BS that's like say our DTES is so scary that even Robson is like that.
I'm more worried I"ll forever stay stuck in Portland as they are the #1 per capita on strip clubs.

I have a builder in mind but I haven't settled on an architect/designer. Should I also get an interior designer? I'm curious what upgrades people are considering for their own/prospective homes? triple pane windows? solar? We're open to completely gutting the place, extensions, lifting the house (to raise basement ceiling height) if necessary, etc.

Any feedback or tips appreciated!
I know a very high end builder and I'm sure he (CEO) can refer you to a designer. The scope of the project was to raise the house from basement and pivot it 90 degrees and set it back down in Shaughnessy. The project just to raise and pivot was 12 Million dollars. Then each renos they do, they have to check their credit (or whatever that's called) and each time it is legit as they do have money in account to pay for the renos. crazy.
