Like what's there to do, it's literally not worth the amount of money it costs to live here that's why re prices, rent is down. Christmas lights in the mud and rain? Look at the Chilliwack floods? Go to Costco or Brentwood and walk in the rain? There's nothing to do, are you unemployed so you can go snowboarding on a random weekday? It's too cold to go swimming, can't bike in the rain cuz I don't want to get hit by flip flop man. It's dark at 4 pm and raining, what's there to do? Drive to cactus club in the rain and have dinner?

Why not cash out and leave then? Also, I write my schedule so I can go snowboarding on random weekdays. Works fine for me.

You can’t really get away from EI tradespeople though. I know a few houses here on the west side that are contracted out to the so called “white” top-tier builders who charge a load of money to do some of the work and manage but outsource most of the work to EIs. And to be fair, there's plenty of good EI trades people but obviously they cost more and this day and age everyone is looking to cut cost.

And speaking of RE in general, my friend got luck and sold his house in Burnaby. Actually suprised he was able to sell so quick and get also what he was asking.

man there are a lot of places you can pick apart like this... live in thailand, buy a big house, bang lots of ladyboys, police take advantage of you - pay bribes, summer too hot to go outside, monsoon hits, landslide comes, insurance fucks you, cambodia invades, baht tanks, hyperinflation hits, etc etc etc..

doesn't matter what kind of garage it is. anyone with a house should just be thankful you have a HOUSE, and not a condo.
we have a carport an an outdoor shed. the worst of all the options mentioned so far.
but it's still better than hauling groceries/luggage through the parkade, up the elevator and down the hall, or having to fetch large items from the storage locker tucked away in the parkade.

So sale is finally closed and we're moved out so I can avoid doxxing myself. Here's our old sold property: https://www.zealty.ca/property/BC/Va...E-mls_R3051401
To close the chapter on the initial sale with the buyers that couldn't close, ended up having our lawyer draft a stern letter to their lawyer. Heard from my realtor that the buyer's lawyer had a sit down with them and shortly after that they agreed to release the full deposit in exchange for release from liability for further damages (which was a proposal we were happy with).
Sold at $1.467M instead of the initial $1.520M, so a $53K discount. Might've gotten higher but wanted to move it at this point. All said, we're ~$10-15K in the green after lawyer fees, additional carrying costs, messing up our plan to port the remaining mortgage, etc... still wouldn't trade it for the added stress/hassle, but glad we're whole at the end of the day.

That's my situation too. Still thankful I don't have to wait 30+ minutes for an elevator. Someone I know living in 567 Clarke + Como says the elevator breaks down every other month.

I have both an attached 2 car garage... and a detached 3 (well, I forced it into 4 yesterday!) car garage.
I spend zero time in the attached garage except to go to the freezer or change tires on either car in there... but I go to the detached one all the time because it's the obvious one to turn into a shop.
It also helps that the detached shop is super well insulated, so even when it's like -18C or whatever it is right now it stays about 6C in there whereas the front garage is cold af despite being attached to the house.

Technically, not impossible and nothing from code that really prevents you. From a cost and engineering perspective though, it's extremely challenging. First, digging is expensive. For simplicity, let's assume you've got nothing but dirt underneath, then you still need to plan for water drainage. That in itself could be a multi-million project depending on the water line that you have beneath.

This.
In many parts of Vancouver, the water table is about 1-3m beneath the ground. You can't dig too far without it becoming an underground pond.

I saw a sweet house in south surrey, the whole basement is an underground garage, you enter through the side, could fit like 8 cars.

Against an assessed price of just below $1.6m. Tough market. I looked around a bit and SFH are definitely selling below assessed by $100-200k in the $1.5-3m range. Good sign that the next assessments coming out in a few weeks will be down by a little bit and then next year could be down by a good chunk.
