So my wife went and visited a friend she hadn’t seen in a while, she purchased a brand new 3 bedroom pre-sale at Lakewood and first ave. I’m assuming it’s going to be one of those new 4-5-6 storey type buildings going up there
She said that part of this development, they have a floor plan in which you can add a door and turn one of the bedrooms into a rentable suite?
Is that even legal? Lol

Probably more for short term rentals.
We were looking at some of the townhouses in north van that had lock off suites, in hopes we could have my mom move in and give us free childcare, but there's no way a grown adult could live in those "suites." They were more like a shitty dorm room.

Actually becoming quite common in/around the new low-rise developments around slocan/clarendon. 3 bedroom ~1100sqft with a built-in ~300sqft lockoff suite w/ separate entrance.
From what I remember, they were selling for ~900k right before the pandemic.

Where is the separate door? In the common hallway or on like the foyer of the unit?

From what I remember, most if not all of these units were on the ground floor, so the in-law/tenant/etc would have another entrance from the street.

Given the age demographic of RS, most were the right age to just get in the market 5+ years ago and didn't wait for the 2023 crash back to 2021 prices...

Also majority of us probably went to a good school and graduated around 2005 - 2014 so they were able to gain experience to have a high income / saved DP for that RE BOOM.

im proud of growing up in the hood man. im always happy to see people who make it, and unlike most haters nowadays im really actually happy for people when they have excess cash to blow on stupid shit like cars, watches, RE.
Its probably because we were so dirt ass poor growing up, you really appreciate the little things. I still remember at 10 years old i wanted this yellow beetle (bumblebee) transformer, my mom was so damn poor she couldnt afford this 10 dollar toy and i whined about it at zellers. she just smacked me upside the head and told me to shut up.
that kind of memory stays with you. So when i see people my age driving nice cars, buying houses and shit, im genuinely happy for them. I dont think their kids will go through what we went through (ripping off bus drivers by dropping in 3 nickles instead of 3 quarters).

I'm just glad to have:
1. Made it out of high school alive
2. Managed to (barely) graduate high school
3. Somehow managed to get past a post secondary education  (still unbelievable)
Although to think back, would we have done better at another school, or as Gerbs put it, "a good school?" I don't know, and truthfully, I don't think it matters. We turned out okay. I think.
