In Chinese, we even made up a new word for it... (学区房) refers to "school district housing" in China

Most likely a 丁克 (DINK, double income no kids) Karen. When you've got no kids yourselves, the last thing you want is a school across from you.

Which I find bizarre, elementary schools are only noisy till 3pm, plus there is little to no chance of them getting rezoned and building a high rise so you can keep your space/view.

My parents live across the street from an elementary school. It's fantastic, after school hours it's dead quiet and you basically just have a big park & playground that you can use.

Well isn't parking a bitch cuz there's always parking restrictions, 30 km zone, speed bumps, kids running into the street, drunk people at the park at 3am, parents hitting your car, parking in front of your house to pick up kids, extra trash, lawn all fucked up if there's a bus stop in front of your house, over all more random traffic, randoms, and noise around your house. it's the same as living too close to SkyTrain

thats not the same thing at all as living close to the skytrain.
great68's parents like living across from the school. who in their right mind would say the same thing about living across from a skytrain station.

I like your assumptions but I'll chime in to dispel them. For what it's worth, my family has lived literally across the street from a school, or a block away from an elementary school our entire lives. Even here at my place in Toronto, there's a school and park literally across from me.
Parking restrictions: They are in effect during school days and school hours (unless otherwise posted.) This is nice because you don't have people squatting their cars around. You should have your own space on the street or your own garage. People work around this.
30KM/h speed limit and speed bumps: It's nice to have because you don't have weirdos who speed down your street, effectively making it safer. Is it a pain in the ass to go over the bump? Yes, but you get used to it and deal with it.
Kids running into the street: In my experience, you almost never see this happen.
Drunk people at the park at 3am: I've rarely ever seen this. Even drunks know to STFU and leave people alone. While your assumption is not wrong, it rarely manifests.
Parents hitting your car: This can happen anywhere.
Parking in front of your house to pick up kids: There are imposed limitations where parents can park and it is enforced in most situations. It might not happen all the time, but it does happen and I'm not sure how its a problem when you're at work (unless you are unemployed and a homebody.)
Extra trash and lawn all fucked up: This has never been a problem. Wish this were true.
Bus stop in front of your house: If you moved here and didn't know there was a bus stop, you fucked up. This is 100% on you.
Random traffic, randoms, noise around house: Again, this is a non-problem and not quantifiable in my experience. This can happen even if you lived in the middle of nowhere. Let me show up to Eff-1s house and wait for him to come out with a shotgun.
My parents live near a SkyTrain. This has been a non-problem.
JDMDreams - you are one strange character. I'll happily entertain your autism. Anything else?

i lived across from a skytrain before, like quite literally it was outside my window when i lived on vanness ave.
asides from the obvious noise which you cant complain about when you moved there after the train was already operational, the main drawback is definitely a little more riffraff than elsewhere. you'd hear screams at night sometimes from druggies and arguing. i didnt notice any crime like breakins in my mailroom but im sure it happened around us, but that also happens just about anywhere that is busy not just because of the train.
yes lots of people do wait in their cars to pickup people getting off the train and often get in the way, but again that's just part of living at the skytrain.
the convenience of living there was sweet tho... literally run across the street and you're on the platform within 2 minutes and downtown in like 15m.
i honestly didnt mind the skytrain sound that much. you definitely get used to it. i lived in new west by the actual train before and that is like waaaaaay waaaaay worse.

the new mark 5 or 7 trains are pretty quiet, what's surprising is at Joyce in the older condos, I've never had a noise complaint in 5-6 years, nor heard neighbours aside from standing in elevator. insulation was godly.
Trains stop by 10-5AM, but took 2 years to get used to

i kinda like the mtl style but im sure the bike storage will be tampered with soon enough
counting the front parking is quite stupid unless it turns into permit only, either way probably screwed with a phev/ev
edit thought it was 12 units, damn it's 16..

I lived on Vanness (Brio building at 3638 Vanness) as well and faced the tracks at eye level (4th floor). At first it was fine but I was right across from the switches and as they worn down they got worse and worse with noise. I hear they do annual grindings of the tracks now to help reduce noise.
But like you said it was fine overall - a little bit more riffraff just by virtue of more people being around. Great neighbourhood for someone young-ish to live around - go party downtown and come home in 20 mins.

Oh? So you're telling me the original developer abandoned the project after running out of money so you don't know how the work was done? LOL.
The street view for it is great - this is from May 2023:

Whoa~ so Unit and Supa both lived at Vanness before? A gf used to live there in the townhouses as well, and it was interesting seeing different riff raffs getting arrested.
Mind you -- I don't actually live there, but even then, I've seen that happen more than a few times LOL~
Can confirm that the noise was horrible. The gf's family never opened the windows facing the track, and you can still hear the noise fairly clearly.
Good luck to the new residents living at 2121 E 33rd Ave. I can't imagine how all that mould and mildrew can be completely eliminated, and now they are just bottled up within the walls...

i lived at the centro, 3438. i liked the area too, awesome living right on the BC Pkwy. short bike ride to trout lake and 10th ave. also came to like the pizza at super great. super bready but gets you super full, 2 for $5 with a drink at the time... i went there when i was in the area recently and it was like 2 for $9 now. only crap thing about living there was i had to go up boundary to come home from work and that absolutely sucked.

I always told ppl, we live here because it's cheap + good area + close to downtown/sports, the noise is why we paid $800 less a month loool for 700+sqft.
$5 vball drop in at collingwood, 3 parks, milk and sugar, hankook meats, physio, dental, haircut on kingsway 3 min walk north.
so good, so many friends moved in we had 12 of us drink/bbq at joyce and walking home

Not really, only the section of the street/curb directly adjacent school property has a no stopping 8-5 on school days. Yes the street gets busy for like half an hour in the morning and afternoon while parents dropped off/picked up their kids but when my parents were still working they were always out of the house well before school started, and back well after school was over. It never really affected them. Their driveway was big enough to hold their cars, they never needed to park on the street. Bonus that on weekends if they had a big party and needed extra parking you had a whole empty school parking lot across the street that guests could use.
Having people not ripping through the neighbourhood at full speed is a good thing.

None of these things happen to any serious degree. It's suburban south richmond, ain't no drunk people at 3am in the school park, leaving trash and shit. There's sidewalks so people aren't walking on anyone's lawn.

I love that a white guy is speaking up for a city where the majority of the population is Asian.
