i remember touring a place in south van right across the school field and the street was completely lined up even on a saturday early afternoon; not some event either

Is Joyce even worth living at anymore? Most of the buildings along the SkyTrain are now like 30-40 year old by now, you don't want the wood frame ones, the new builds are too small and too $$$, bad build quality and the SkyTrain intersection still is like ass.
I've also noticed that theres a bunch of sub $300 apartments up for sale in slurry but then the chance of getting shot weekly is not 0

That's a bit of an exaggeration - the oldest is 32 years old (Ascot Pl buildings) while the one I was is 20 years old this year while there's a 3 year old one right across from the station. There's still new stock getting built right at the station so it's all between 0-32 years - the oldest stuff kinda sucks cause it doesn't have in suite laundry.
What's wrong with the intersection? Other than not being great for cars it otherwise is very walkable, well lit, and safe.
There's always crashes, construction, bad roads. Yea but besides larger units I dunno if you're just getting yourself into a can of worms on a 20 year old building, which I assume you will live in for a few years getting into the 30y old, more needed repairs, maintenance fees continue to go up, lower appreciation cuz old.

Only if you can sell it for a development. Otherwise nobody is gonna want to live there.

I think you misread that part. People who had a private yard have now become "the view" for a bunch of units staring down at them.

It's not the drive, it's that what used to be a quiet street kids could play on is now too clogged with parked cars for them to do that anymore.

I've seen worse That looks cluttered but not overly filthy. It's when you see stacks of dirty dishes, food containers, waste etc that it gets disgusting and I question how those people are capable of living life.
